What can I do with the second floor?

Dormers on both sides build the upstairs out into real rooms instead of a peaked attic. People use the space as a guest suite, a studio, a home office, or a finished space the rest of the house doesn't have. We build it as a weather-tight shell — some keep it that way and finish the interior themselves later as the need — or the budget — arrives.

Can I build a garage apartment or ADU above the cars?

Accepted Answer

Yes — that's one of the most popular uses of a two-story garage. Massachusetts now allows accessory dwelling units (ADUs) in most towns, and self-contained ADUs can typically go up to around 900 square feet. That's a generous setup: a living area, a kitchenette, a bathroom, and a bedroom above the garage. The catch is always your town's zoning. We'll work with your local building department on the path — what's allowed, what's required, and what the permitting process looks like — but check your town's rules before you commit. We're builders, not attorneys, so we'll give you the honest lay of the land and point you where you need to go. And to be clear: we build the weather-tight shell — framing, roof, siding, windows, doors. The interior fit-out — walls, insulation, wiring, plumbing, finish — is yours, or your own finish carpenter's, to take on.

Dormers full-length or set back — what's the difference?

Full-length dormers run the entire roofline and give you the maximum open upstairs — nearly a full-width room. Set-back dormers are pulled in a foot or two from the edges, which changes the roofline and gives the garage a more stylized, detailed exterior. Same usable decision: maximum space versus a softer profile. Both are options on the same garage.

How is a two-story garage different from a garage with a loft?

A two-story garage has a full second floor across the whole footprint, built out with dormers on both sides. A loft garage (story-and-a-half) has an upper level at roughly half the width, under the roof pitch. Two-story is the choice when you want real rooms upstairs — think guest suite or ADU. The loft is the practical middle when you want usable space without a full floor above.

We priced an addition once and it was scary. How does this compare?

That's exactly why a two-story garage catches people: if you've priced an addition, compare this — you may already own the footprint. You're adding a full second floor to a structure you need anyway, on a slab you were already going to pour. It's not a one-for-one trade, but it's often a dramatically more affordable path to a guest suite or home office than extending the house.

Does the second-floor staircase reduce parking space?

Accepted Answer

It does — by about 4 feet of depth on one bay, which is worth knowing before you choose. The stairs generally land on the gable end, usually the end opposite the garage doors. If your doors are on the eave side, the stairs go on either the left or the right gable end — your choice. The stairwell takes about 4 feet of depth on the back wall across one bay: a 12×24 bay effectively becomes about 12×20 under the stairs. In a 24×24 two-car, one bay stays a full 12×24 and the bay under the stairs runs 12×20 — big car in the full bay, smaller car in the short one. A full second floor is a lot of room to gain for 4 feet of one bay.
