How does the Hometown Structures garage price calculator work?

Accepted Answer

Start by picking your garage type — Single-Level, Story-and-a-Half, or Two-Story. That sets the truss and pitch for you (Two-Story locks in the 12/12 roof and includes dormers). Then choose a wall height and a size from the footprints available for that combination, pick T1-11 or vinyl siding, and add the options you want — siding upgrades, material credits, metal roofing, or a poured concrete foundation. The price builds live from our 2026 price book.

Is the calculator price what I'll actually pay?

Accepted Answer

The total is a transparent estimate built directly from our published 2026 price book — there are no hidden fees. MA sales tax (6.25%) is estimated on 40% of the build price; foundation, concrete, excavation, and site prep are not taxable. Your final price is confirmed on a written formal quote, which we're glad to provide.

What makes a garage two-story?

In our lineup, Two-Story is a built-in type: a 12/12 roof and room-in-attic trusses carry the second floor, and dormers on both sides build it out into a full upper level. Choose the Two-Story type in the calculator and the pitch is locked at 12/12 with the dormers already priced in — there's no box to check. Skip that same roof profile and you're in a story-and-a-half loft instead.

What does the concrete foundation estimate include?

When you check the foundation box, the calculator adds an estimate for the footer, frost walls, slab, and excavation for your exact footprint — straight from our 2026 price book. Your real number depends on the site and soils, so the foundation is confirmed separately on your formal quote.

Why do the “from” prices vary by garage type?

Accepted Answer

The cheapest garage in our lineup is a clean Single-Level building — the everyday garage. A Story-and-a-Half adds loft space above the cars, and a Two-Story adds a full second floor with dormers on both sides, so the starting prices scale up honestly with the space you're building. The calculator shows every size that's actually built for your type, so the “from” prices are true to the footprint you pick.
